Buying
How much deposit do I need to buy a house?
Many South African banks will grant 100% bonds to qualifying buyers, especially first-time buyers, so a deposit is not always required. A deposit of 10% or more does improve your chances of approval and lowers your monthly instalment. You will also need to budget for transfer and bond registration costs, which are separate from the purchase price.
What are transfer costs and who pays them?
Transfer costs are paid by the buyer and cover transfer duty (a government tax on properties above the threshold), conveyancing attorney fees and deeds office fees. Bond registration costs are also for the buyer. We give every buyer a written estimate before an offer is made.
How long does it take to buy a house?
From accepted offer to registration typically takes 8 to 12 weeks: bond approval is usually 1–3 weeks, and the transfer process at the deeds office follows. Cash purchases can be quicker.
Can I get a bond if I am self-employed?
Yes. Banks will ask for two to three years of financial statements, six months of bank statements and proof of income. We work with bond originators who specialise in self-employed applications.
Selling
How much does it cost to sell my house through 5th Square?
There are no upfront fees. Our commission is agreed in writing before we list your property and is only payable once the sale is registered. A compliance certificate (electrical, and gas or beetle where applicable) is for the seller’s account.
How do you decide on an asking price?
We compare recent sales of similar properties in your suburb, current competing listings, and the condition and features of your home. We then recommend a price that attracts buyers while getting you the best result – and we show you the data behind it.
Do I need to be home for viewings?
No. Most sellers prefer not to be. We accompany every buyer, take feedback after each viewing and report back to you the same day.
Which areas do you sell in?
Pretoria West (Kwaggasrand, Danville, Lotus Gardens, Atteridgeville and surrounds), Pretoria North (Theresapark, Dorandia, Montana, Akasia, The Orchards and surrounds), Polokwane (Seshego, Madiba Park, Flora Park, Fauna Park, Bendor, Mankweng and surrounds), and across greater Gauteng and North West.
Renting
What do I need to apply for a rental?
A copy of your ID, your latest three payslips (or three months’ bank statements if self-employed), proof of current address and a completed application form. We run a credit check and confirm employment before a lease is signed.
How much is the deposit on a rental?
Usually one to two months’ rent, held in an interest-bearing account as required by the Rental Housing Act and refunded (less any damages) after the outgoing inspection.
Do you manage rental properties for landlords?
Yes. We offer tenant placement only, or full management: rent collection, statements, maintenance coordination, inspections and lease renewals.
General
Are your agents registered?
Yes. Our practitioners hold valid Fidelity Fund Certificates issued by the Property Practitioners Regulatory Authority (PPRA), which is a legal requirement for anyone selling or letting property in South Africa.
Do you charge for a valuation?
No. Valuations and rental appraisals are free and without obligation.
