First-time buyer’s guide to Pretoria West: what R800 000 to R1.3 million gets you
Where to look, what to budget for and how to get bond-ready if you are buying your first home in Kwaggasrand, Danville, Lotus Gardens or Atteridgeville.
Pretoria West remains one of the most affordable places in Tshwane to buy a freestanding house. In 2026, a budget of R800 000 to R1.3 million typically buys a two- or three-bedroom home with a garage and a yard – something that would cost double in the eastern suburbs.
Where to look
Lotus Gardens offers the newest, lowest-maintenance homes and is a favourite with first-time buyers. Danville and Kwaggasrand have older, larger houses on big stands – many with flatlets that can help pay the bond. Atteridgeville and Saulsville offer the most affordable entry points and strong rental demand.
Get bond-ready first
Before you view a single property, get pre-qualified. A bond originator will check your credit score, calculate what you can afford and tell you whether a 100% bond is realistic. Clear small debts, avoid new credit for a few months, and keep three months of clean bank statements.
Budget beyond the price
Transfer duty is zero on properties under the current threshold, but conveyancing and bond registration fees still apply – budget roughly 2–4% of the purchase price. Add a compliance-inspection contingency, moving costs and a small emergency fund for the first year.
